Description: Existing building is a stock plan fast food restaurant in Fredericksburg, VA, built in 1985. It has been vacant/abandoned for nearly10 years. The new owner wished to convert the building from a fast food layout with minimal seating into a premium casual dining restaurant featuring sushi and other Japanese menu items. The property lines and setbacks were a substantial challenge with this project, with the only opportunity to expand the minimal existing dining area being a 9′ strip along one side of the building. In addition to capturing this strip for dining, the design includes cosmetic facade improvements, interior redesign, and conversion of the drive-through lane into an outdoor dining patio
